Florida's housing market was once red-hot. Now it's one of the coldest in the country.

During the pandemic, Southern housing markets — especially Florida's — boomed as record numbers of people moved to the region for its lower cost of living and relatively affordable homes. However, Bankrate's 2025 Housing Heat Index shows that the trend is now reversing.

Jeff Ostrowski, Bankrate's housing market analyst, told Business Insider that the Sun Belt has lost its edge as buyer demand fades and home sellers slash prices.

"During the pandemic, Northeasterners were fleeing for the Sun Belt, but that trend has slowed and even reversed," Ostrowski said, adding that in the North, "there's just not a lot of inventory, and with limited choices, buyers are bidding up prices."

The research team at Bankrate analyzed 212 metros in the US, considering factors such as the year-over-year appreciation of home values — the most heavily weighted factor at 40% — along with employment levels, job growth, population trends, homes listed for sale, and typical selling times.

congested down there. It's a shame, FL used to be really nice to travel to, fish (I took my fly rod w/ me, would go up and down Highway 1 to find these little spots to fish out of).

there are now very few agencies to choose from and its expensive. Try getting a mortgage w/o it.

Florida remains the most expensive state for homeowners insurance. Insurify projects the average annual cost in Florida will rise to $15,460 by the end of 2025.

Climate change means stronger and more frequent hurricanes, flooding in low lying areas (which include all of south Florida), and tropical diseases. Also, no political will to protect the state's fragile ecosystems from exploitation and pollution.

The state is currently run by extreme reactionary right wing morons. Not just the governor but also the state legislature, head of HHS, etc. The healthcare system is quickly being overwhelmed by an aging and/or impoverished population, health care professionals fleeing the ridiculous red state laws, and the dismantling and profitizing of Medicaid and Medicare. FL literally hides and misrepresents health data and their many LTC facilities are poorly regulated.

Public education is badly underfunded and ridiculous MAGA laws ban books and meddle in the classroom. Public universities have been under sustained right-wing attack for over a decade now. Educators are fleeing the state.

It's really a shame. It's a beautiful state with amazing natural resources. Miami was the one of our nation's most beautiful cities. Florida was a Democratic stronghold.

That was a few years ago. Now it would be $12,000. And that was with Citizens. Private insurance would be worse.

It seems many many people have their house on the market going nowhere fast.
Hurricanes, climate, home insurance and of course political craziness of MAGA infiltration.
Pay here is lower than most places as well.
