https://www.dezeen.com/2025/08/16/savarin-prague-heatherwick-studio-office-shops/

Work is set to begin on the redevelopment of a city block in the historic centre of Prague into shops and offices surrounding a central square by UK practice Heatherwick Studio. Named Savarin, the development will see contemporary additions to the enclosed centre of the block, which borders the Wenceslas Square boulevard, while several of the external buildings are renovated. The project for developer Crestyl recently received its final building permits, allowing construction of the main phase of the project to commence.

Masterplanned by Heatherwick Studio, the 15,000-square-metre development will be built around a public square alongside the historic riding hall at the centre of the block. "Prague is one of the most beautiful and inspiring cities in the world, and me and my team has felt a deep responsibility working on such a significant site," said Heatherwick Studio founder Thomas Heatherwick. "Our design for Savarin is rooted in the incredible details, materials and craftsmanship of the city but it's also about creating something new a public space that feels alive, open and generous."

This central square, which will be accessed through passageways from all four surrounding streets, will be flanked by commercial and office blocks. Each of the blocks designed by Heatherwick Studio will step back from the central space as they rise, with open-air staircases providing access to the upper levels. Planting will cover these terraces, with roof gardens topping many of the buildings.

Several of the surrounding historic buildings, including some that face onto the surrounding streets, will be renovated, with some contemporary interiors created. The main phase of the Savarin development follows the renovation of the baroque Savarin Palace, which gives the development its name. Earlier this year the Mucha Museum, designed by Czech architect Eva Jiřičná, opened in the building.
