3. Maybe something to consider is a home warranty?

We paid for a roof rider that covers leaks (at least stopping them temporarily). It doesn't cover leaks around skylights etc, but anyways it might be something to look at as a stop gap until things settle down?

The beauty is that if the home warranty company doesn't take care it of right away, they can be on the hook for subsequent damage. So, they'll probably send their contracted roofers out right away.
